Every building in Big Ambitions can be rented or bought, and the game tracks those two tenures separately. Property falls into four classes: retail units, offices including your headquarters, warehouse and factory shells, and residential apartments and houses, across the seven neighbourhoods that exist as of the 1.0 release on 28 August 2026.
One purchase does more than give you floor space: buying a home in The Hamptons is the gate on both 1.0 minigames, golf and tennis. The rest of this page is mechanism, the build each figure belongs to, and a warning about a widely copied rent table with a confirmed error in it.
Renting versus buying
The official Steam store description states the buy side plainly: "Enter any building in New York and buy it." That is first-party and it has not changed.
A rental listing carries three charges: a daily rent, a deposit, and, for residential units, a separate electrical appliances charge. Those columns are stable. Their numbers are not, and we do not reprint them (see why below).
What ownership changes is evidenced by Steam's own achievement text, which uses different verbs for different tenures. First-party, read on 8 September 2026.

Two things follow. Renting and owning are distinct states the game counts, not a cosmetic difference. And residential property supports both, which is why the apartment achievements say "own" while the warehouse one says "rent".
The 1.0 changelog adds one more confirmed ownership action: its quality-of-life list names an input box for "setting a home for sale", so a residence you own can be put back on the market.
What no source gives is the arithmetic of renting against buying. No purchase prices tied to rents, no break-even period, no appreciation rule. Any payback period you read is a player estimate, and we do not carry one.
The building code system
Every building carries a code that fixes its layout, floor area and capacity. The table below is single-sourced to the community wiki's Buildings page, which was last edited on 7 September 2026 and so is a 1.0-era edit rather than an Early Access fossil. The warehouse sizes marked below are the exception: they carry first-party confirmation.

The six warehouse codes P1 to Q3 arrived with Industry City in Early Access 0.9, whose official changelog says the neighbourhood "brings 6 new warehouse sizes (P1, P2, P3, Q1, Q2, Q3)". Two independent sources agree there.
The residential ladder gets the strongest corroboration on this page: the community figures of 96, 204 and 589 m² line up with Steam's own Private Mansion thresholds of 90, 200 and 500 m² owned. A community table and a first-party achievement string, written by different people for different purposes, describe the same three bands. That is cross-validation, not two copies of one claim.
Customer capacity is a ceiling, not a guarantee
Capacity across all classes runs from 4 to 75 customers per hour, and you only reach a building's number if you install enough furniture to serve it. The community wiki's worked example: a cash register carries a capacity of 20, so one register in a 40-capacity unit serves at most half the potential traffic.
1.0 corroborates that mechanism first-party by adding the interface for it: "Items at the store now tell you their customer capacity as well as if they have any requirements (like being placed on a cabinet)." The mechanic is current; the individual furniture numbers are single-sourced and Early Access era.
Traffic index is chosen, never changed
Traffic index cannot be altered after the fact. It belongs to the location, so it is decided when you sign, and a high index reduces what you later spend on marketing. It is irrelevant for residential buildings, headquarters, warehouses and factories, which is why residential listings show it while it does nothing for you there. Single source, Early Access era, unchallenged by any 1.0 note.
Where property is, by neighbourhood
There are seven neighbourhoods in 1.0. This matters here because the most-linked community page on the subject still says five.

Route around this error. The community wiki's Neighborhoods page still states that "New York City in Big Ambitions is separated into 5 neighborhoods". It was last edited in February 2025 and it is wrong for 1.0. Seven is confirmed four ways: the official 1.0 changelog calls The Hamptons "our seventh neighborhood", PCGamesN's 30 August 2026 launch piece uses the same wording independently, the Early Access 0.9 changelog introduces Industry City as the sixth, and the fansite with the deepest per-item price data has rebuilt its tables around seven districts. The knock-on effect for property: the community apartment table has rows for four districts only, with no Lower Manhattan, Industry City or Hamptons residential data at all.
The Hamptons is the only property that unlocks gameplay
Buying elsewhere gives you floor space. Buying in The Hamptons gives you two activities that are otherwise unreachable, both quoted here from the official 1.0 changelog:
- Halcyon Fairway, a golf driving range: "once you've purchased a home in the Hamptons, it's time to hit the driving Range".
- A Racket of Love, a tennis court: "another exclusive for Hamptons homeowners".
The changelog also confirms the neighbourhood is mostly residential, that some homes belong to named characters (Uncle Fred, his golf rival Richard, and your four special rivals), and that the top tier sits in a gated community with a private dock.
How many players have got there is measurable, and the answer is almost none: all six golf and tennis achievements sit at a 0.1 per cent global unlock rate as of 8 September 2026, the joint-lowest band in the game.
On price, Hovgaard Games says only "Do you have a few million dollars to spend?" A range of $18.4 million (T1) to $85.5 million (T11) circulates widely. It comes from one community wiki edit, and the competing site that appears to corroborate it labels its own source as that wiki's text. Two sites carrying one source do not make two sources, so we record the range as unverified community measurement rather than a price. Those T1 to T11 codes are absent from the building-code table above, so eleven Hamptons house types exist that nobody has documented.
Why this page carries no rents or prices
This is deliberate. A separate fansite has been measuring Big Ambitions price data since 2023 and has rebuilt its tables for 1.0 across all seven districts. A second-hand copy here would be worse on day one and would rot silently the moment a patch rebalanced anything, which is exactly what happened to the figures below. The same reasoning governs our products page.
The rent figures in circulation fail three separate tests:

The apartment table has a known bad row
Say it plainly, because several sites reprint this table wholesale. The row for Midtown, building 24, 2nd Avenue lists the unit at 54 m² but gives it a daily rent of $460 and a deposit of $13,812. Every other 54 m² Midtown unit on the same table is $122 per day with a $3,656 deposit. The bad row's figures are exactly those of the table's 204 m² Midtown units, and its appliance cell has also lost its dollar sign. That is a copy-paste error, not a rare listing.
The practical rule: do not take a figure out of that table without checking it against another row of the same size in the same district, and treat every number in it as Early Access data regardless.
Interiors, blueprints and installation
Property is empty until an installation firm fits it out, and the firms split by property class. Single source, community wiki.

Rules worth knowing before you commit a building:
- Installation costs a day. The building is inaccessible from midnight until the work finishes, and pre-existing items are sold against your bill.
- Blueprints are size-locked. A saved blueprint only works on a building of the same size and layout, so an A1 blueprint will not apply to an A2. Blueprints upload to Steam Workshop, which the game has supported officially since Early Access 0.11.
- 1.0 change: Storage Shelves can now be used in warehouses and factories, not just shops, which changes how a warehouse shell can be laid out. First-party.
- 1.0 change: default layouts now include lights in the bathrooms. Minor, and a useful marker for spotting Early Access screenshots.
Furnishing is its own money sink, confirmed by achievement thresholds: The Designer scales to $1,000,000 spent on interior design and Bling Cribs to $2,000,000 of furniture in a single apartment.
How much property players actually hold
Steam's global unlock rates, read 8 September 2026, are the only hard distribution data on this subject, and no rival site has published them.

Renting is the mainstream path and buying is not: well over three times as many players have rented a second apartment (24.3%) as have bought a second building (6.7%). Unlock rates are a running total across all of Early Access, so they describe every player who ever launched the game, not the 1.0 cohort. See achievements for the full 126.
What is still unknown
- No official price or rent figures exist for any property, in any build. The developer has never published them.
- Per-district property inventories are undocumented outside the four districts on the Early Access rent table, and the eleven Hamptons house codes (T1 to T11) have no published sizes or layouts.
- Whether 1.0 changed rents at all is untested. It rebuilt loans and taxes, so assuming property costs were untouched is a guess. See Early Access versus 1.0 for what did move.

Frequently asked questions
Should you rent or buy property in Big Ambitions?
Both are supported for the same building. The official Steam description says you can enter any building in New York and buy it, and the achievement list confirms the game counts rented and owned property separately: one achievement asks you to rent at least 2 apartments, another to own at least 2 buildings. Hovgaard Games has never published the rent-versus-purchase maths, so treat any payback period you read elsewhere as a player estimate, not a rule.
Do you need a house in the Hamptons?
Only if you want the two 1.0 minigames. The official 1.0 changelog gates the Halcyon Fairway golf driving range behind buying a Hamptons home, and states the tennis court is 'another exclusive for Hamptons homeowners'. Nothing else in the game is known to require it. Every Hamptons golf and tennis achievement sits at a 0.1 per cent global unlock rate as of 8 September 2026, so almost nobody has bought in yet.
How much does a house in the Hamptons cost?
Hovgaard Games only says 'a few million dollars' and has published no figure. A range of $18.4 million to $85.5 million circulates, but it traces to a single community wiki edit, and the one competing site that appears to confirm it openly cites that same wiki as its source. Two sites repeating one source is not two sources, so we do not present that range as fact.
How many square metres is the biggest apartment?
The residential codes documented by the community wiki are B1 at 54 m², F1 at 96 m², L1 at 204 m² and N1 at 589 m². That ladder is independently corroborated by Steam's own achievement text, which awards the Private Mansion tiers at 90, 200 and 500 m² owned. The Hamptons mansions added in 1.0 use their own T1 to T11 codes and are not on that table.
Why does the community wiki apartment table look wrong?
Because one row is. The Midtown unit at 24 2nd Avenue is listed as 54 m² but carries the daily rent and deposit of the 204 m² units on the same table, and its appliance cell has lost its dollar sign. That table was also last edited in October 2024, covers only four of the seven 1.0 neighbourhoods, and has no Lower Manhattan, Industry City or Hamptons rows at all.
Can you own more than one home?
Yes. The Home Sweet Home achievement scales to 20 rented apartments and Bricks and Mortar scales to 30 owned buildings, both read from Steam on 8 September 2026. The 1.0 patch also added a focused input box for setting a home for sale, so an owned residence can be listed again. Only 0.6 per cent of players have reached 20 rentals and 1.2 per cent have reached 30 owned buildings.
