The Hamptons is the seventh neighbourhood in Big Ambitions, added by the 1.0 release on 28 August 2026, and the official changelog describes it as mostly residential with a fancy retail strip attached. The single mechanic worth knowing before you go: buying a home there is the prerequisite for both new sports minigames, so golf and tennis are locked behind a property purchase that the changelog prices only as "a few million dollars".
This page is written from the official 1.0 changelog and the Steam achievement data, because there is nothing else to write it from. The community Fandom wiki has no Hamptons article at all.
What 1.0 actually adds
Every row below is from the official Hovgaard Games 1.0 changelog, published on Steam on 14 August 2026 under the title Big Ambitions Full Release is TWO WEEKS AWAY. The title reads like a teaser; the body is the full 1.0 changelog, and the 28 August launch post links to it as such.

Two independent sources confirm the seventh-neighbourhood claim: the changelog itself, and PCGamesN's 30 August 2026 write-up, which states that 1.0 "has introduced a seventh neighborhood, The Hamptons, comprising a residential area and a fancy retail strip." The wording is close enough to the changelog that it reads as corroboration, not an independent measurement.

The gate nobody has written down: golf and tennis
Three minigames shipped in 1.0. Two of them are Hamptons content and one is not, and the difference is a property purchase.

The changelog is explicit on both gates and uses the word purchased, not rented. No source anywhere states an alternative route in, and no source states a minimum house size or type. If you want to hit balls, you buy a house first.
The chain is short, but it sits behind a wall of money the game does not quantify: the official post asks for "a few million dollars" and stops there. What follows is the evidence that almost nobody has crossed it.
Achievement data: how untouched this content is
Big Ambitions has 126 achievements, confirmed by two independent Steam endpoints. Global unlock rates below were pulled from the Steam achievement stats page on 8 September 2026, eleven days after launch. Steam displays one decimal place, so 0.1% is the floor of what it will show, and the true figures may be lower.

Read the last three rows together. Renting twenty apartments and buying a ninety-million-dollar boat are both more common than swinging a tennis racket once. The private driver, which is also brand-new 1.0 content but carries no property gate, sits at fourteen times the tennis rate at its bronze tier.
Both minigames must be among the 27 achievements the changelog says 1.0 added, because neither existed before 1.0. Hovgaard Games also wrote in the 1 September patch notes that "we have a few more achievement fixes coming in the next patch", so treat the descriptions above as accurate on the pull date rather than permanent.
Buying a home there, and the price figure you will see quoted
The honest answer is that no verified price exists. Hovgaard Games published no numbers for Hamptons property, only the phrase "a few million dollars to spend".
A specific range does circulate: 18.4 million dollars for a T1 rising to 85.5 million for a T11. It comes from the community Fandom wiki's Buildings page, edited on 7 September 2026 — at least 1.0-era, not an Early Access leftover. More importantly, the rival site that repeats the identical range labels its own source as that wiki's text: two pages carrying the same figure are one source, not two, and neither is the developer. We are not reproducing it as a fact.
What the range does reveal, incidentally, is that Hamptons homes use a T1 to T11 building code series, at least eleven variants, which does not appear in the same wiki's own building code table. That structural detail is more durable than the dollar figures attached to it.
The achievement data gives an indirect sanity check on affordability. Only 11.2% of players have ever reached ten million dollars in personal wealth and only 3.8% have reached a hundred million. Loans exist and 1.0 raised Vantander Bank's maximum loan size, so wealth is not a hard requirement. Even so, if the circulating range is anywhere near right, the population that can comfortably buy is a small fraction of the player base, which is consistent with golf and tennis sitting at the display floor.
Related achievement thresholds that people confuse with Hamptons property: Private Mansion measures apartment floor area at 90, 200 and 500 square metres, and Bricks and Mortar counts owned buildings at 2, 10 and 30. Running a business on the retail strip
The changelog promises new business spots and "a few new luxury stores" among them. Two entries in the 1 September 2026 patch, Builds 3672 and 3674, tell you the strip is genuinely playable rather than decorative:
- "Fixed sometimes no retail buildings were available in Hamptons"
- "Fixed issue with tutorial if your first business is in Hamptons"
The second one matters. The developers built and repaired a tutorial path for players whose very first business is out there, so the neighbourhood is not purely endgame content. The same patch cycle also fixed Hamptons store parking lot entrances, a driver collider in the dining area, and a map bug inside Hamptons homes.
One structural advantage is documented. The Fandom Rivals page, edited 6 September 2026 and genuinely current, lists Industry City, Lower Manhattan and the Hamptons as the three neighbourhoods where opening businesses does not trigger a special rivalry. That is single-source and developer-unconfirmed, but it fits the changelog, which places rival homes in the Hamptons while assigning their business territories elsewhere. 1.0 also made rival attacks more aggressive, raising the value of a rivalry-free neighbourhood if the claim holds.
Supply is the open question, and it is open because the numbers disagree with each other. If you stock a Hamptons store from a warehouse elsewhere in the city, three separate community pages give three different answers on how many destinations one vehicle can serve:

The delivery time contradicts too: one page says drivers run at 02:00 daily, another says schedules go out at 08:00. We publish none of these numbers as fact. The shape of the mechanic is what holds across all of them: a bigger truck plus a higher-skilled Logistics Manager reaches more stores, and deliveries fire automatically at a fixed time each day. Why every other wiki is blank here
The community Fandom wiki has 550 main-namespace articles and 11 active editors, two of whom have been retrofitting it for 1.0 since early September, tagging edits with notes like "not in 1.0 anymore". That work has not reached this neighbourhood. Queried through the Fandom API on 8 September 2026, the titles The Hamptons and Hamptons both return MISSING, as do Industry City, Speedy Bites, Onyx Luxury Chauffeurs and Pricing Manager.
Worse, its Neighborhoods page was last edited on 21 February 2025 and still opens by stating that New York City in Big Ambitions is separated into five neighbourhoods. That was wrong from Early Access 0.9 onwards and it is wrong by two now. Its neighbourhood category lists only those five, so neither Industry City nor the Hamptons is even categorised, and its subway station table dates to November 2024 and covers five neighbourhoods, which is why this page makes no claim about how you travel there.
One thing we will not do is fill the gap with guesses. There is a hidden achievement called Hostile Takeover with no Steam description, sitting at 0.1% like the rest of the hidden set, and a community page speculates that it involves owning a former rival's Hamptons home. That is an unverified single-source guess about an achievement Steam deliberately does not describe, and it is recorded here as a guess, not as a condition.
What this page deliberately does not state
- Per-property prices. No developer figure exists, and the circulating range is single-source.
- Rents. The Fandom apartment table dates to October 2024, covers four neighbourhoods, and contains at least one row whose rent was copied from a much larger unit.
- Map positions or addresses. No source documents Hamptons street addresses.
- Whether specific business types are viable there. That needs measured profit data nobody has published, and 1.0 reworked banking and taxation on top of Early Access 0.11's profitability changes. See businesses.

Why is there no Hamptons page on the Big Ambitions Fandom wiki?
Because nobody has written one. Every 1.0 addition checked against the Fandom API returns MISSING, including The Hamptons, Speedy Bites, Onyx Luxury Chauffeurs and Pricing Manager. Its Neighborhoods page was last edited on 21 February 2025 and still says New York is split into five neighbourhoods, and its neighbourhood category contains only those five, so Industry City and the Hamptons are not even categorised.
Can you run a business in the Hamptons?
Yes. The official changelog promises 'some new spots for you to run your businesses' on the retail strip, and the 1 September 2026 patch fixed a launch bug where retail buildings sometimes failed to appear there. The same patch fixed the tutorial for players whose first business was in the Hamptons, so the game does allow it from the opening hours of a save.
